August 20, 2025 General Updates

9/9/25 Roadwork Update
Sarver paving did a number of repairs today all around CLA. They were to return tomorrow to complete repairs but there has been a change of plans. They will return tomorrow to sweep the roads but must wait until Monday 9/15 to return for the rest of the repairs. The board discussed the needs of Acuminata yesterday evening and have come up with a plan of action. Due to the extensive damage on that road, we are going to chip and seal it this year to protect any microcracks from taking on water, freezing and blowing out more. of the road. We will budget for the bigger repairs to occur next year out of the road fund. We will ensure we get bids in early in the year to make sure we are scheduled for the repairs as soon as possible for the season. 

9/8/25 Guest Policy (Retroactively Added)
At the end of August, the Cinnamon Lake Board of Directors was made aware of solicitors harassing our residents. We wanted to extend our thanks to the number of residents who helped us track down the company by providing us with video footage and accounts of their interactions. We were able to issue a complaint with the company as well as prohibit their entry unless individually checked in by the residents with whom they had a contract with.      

These incidents brought to light concerns regarding enforcement of a current policy known as the guest policy. The Board met at the first workshop held since these events and has started reviewing the policy and process for enforcement. We understand there are several residents who want to see this policy abolished just as there are a number who do not. It is our responsibility as a Board to review the policy, ensure it aligns with our governing documents, make changes if applicable, ensure it holds purpose and can be enforced.

 We look forward to working with the residents and the front gate to ensure whatever policy remains is enforced. We thank the residents who have brought this forward and are remaining patient with the board as we deliberate. We hope to provide the community with an update shortly after our next workshop on 9/11/25.

9/8/25 Compactor Height Concerns (Retroactively Added)
We wanted to thank the members of the community who used the official channels to inform the Board that there were concerns regarding the height of the compactor door. We understand that this has been an adjustment and more challenging for some.              

The compactor was installed with the safety of the community in mind. We consulted with the leasing agent as well as the manufactures manual when deciding whether to make it automatic start or push start. We decided to utilize the automatic start feature. We were advised that the height of the door was a built-in safety measure to ensure no residents were to accidentally find themselves in the compactor during an automatic start cycle. The board cannot add or endorse the use of any assistive devices at the compactor.

It was also expressed that to some residents surprise, the compactor started before the door was closed. This is a normal feature of the automatic start system. When the door is 95% closed the compactor will begin. Currently the compactor does not have a code system but we are working on installing one as time allows. Thank you for your understanding and help with maintaining this compactor for years to come.

9/5/25 Cleanup Initiative
The board saw the needs of the community during the last garage sales and decided to continue the cleanup initiative this fall. We are going to provide open top dumpsters again but with some changes. On 9/11-9/15 there will be grey open top dumpsters available for use behind the office. These dumpsters will be monitored remotely. This privilege is for residents only. DO NOT PUT ITEMS ON THE GROUND. If you need help or have metal scraps, please call the office in advance to discuss the options that are available to you. 

9/5/25 Roadwork Update
On 9/9-9/10 Sarver Paving will be completing phase 1 of 3 for roadwork. Phase one is repairs. Please anticipate single lane construction patterns for roadwork on the following roads- Cinnamon Drive, Laurel Dr,  Brandy, Coriander, Tarragon. Phase two is chip & seal which we anticipate to occur ~1-2 weeks following repairs. Phase three is the redevelopment and chip & seal of the following cul-de-sacs Cayenne, Kinata and Madrona. The third phase will have two parts. Part one is the redevelopment that will occur mid fall. Part two is chip & seal that will occur in the spring. Due to the extensive damage to Acuminata we are reviewing the best course of action for this road with our project manager and will provide an update on this road next week.

9/3/25 New yard waste disposal method update
Starting today 9/3/25 the CLA dump trailer will be placed at the rear entrance of the maintenance yard on Minosa Drive. It is for compostable materials only (grass, leaves, garden debris, compostable bags). Please do not dispose of plastic, sticks, metal, or trash. DO NOT PUT ON THE GROUND.

8/28/25 Solicitor (Retroactively Added)
The board was informed that pest control reps were soliciting here despite being told repeatedly that they are trespassing. How has CLA responded?

  1. We filed a lengthy complaint with the business.
  2. We informed the business and gate staff that the reps are not to enter without a pre approval call from resident OR a confirmed call from gate staff at the time of entry.
  3. We spoke to the sheriff today and were advised to tell you to call the sheriff non emergency number if you see these folks (419) 289-3911. Maybe we can catch them during patrol
  4. We advised gate staff to remind residents that if they authorize a rep to come in, they assume responsibility for that reps actions. So if you have a pest service, please speak to your rep about our rules.

Do not confront any of these folks, call the sheriff if you see them soliciting.

8/24/25 Compactor Update
The compactor bin arrived sooner than expected! Maintenance and Chris got the compactor up and running for us to begin using tomorrow 8/25/25. We are awaiting a code pad to be placed on the unit so in the meantime open the door, place your household trash inside and shut the door. The compactor will start after the door is opened and closed 3 times * Yay energy efficiency!

8/23/25 New AED and Stop the Bleed Cabinets Coming to the Lodge
To strengthen our community’s readiness in the event of an emergency, a new Automated External Defibrillator (AED) will be installed outside the lodge in an alarmed cabinet equipped with a fan and heater, ensuring reliable, year-round access. The area will be well lit and monitored by camera for added security. In addition, a separate Stop the Bleed cabinet will also be installed at this location, providing residents with immediate access to lifesaving equipment when it is needed most.
